Armed with a little information, your military home buyer can enjoy an experience not much different from the average homebuyer\u2019s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Here\u2019s what you can do to help:<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Find out how far from base your clients would like to live.<\/h3>\n\n\n\n<p>For some military families, the distance from base isn\u2019t just a work commute. It may be their drive to school\/childcare, the grocery store (base commissary), shopping mall (base exchange), recreational facilities and social circles. For others, a little distance from military life might be welcome. Your clients\u2019 preference\u2014plus other considerations like a civilian spouse\u2019s commute or proximity to a particular non-base school\u2014will affect which areas of town you should focus on.<\/p>\n\n\n\n<div style=\"background: #efefef; padding: 15px; !important; overflow: hidden; margin-bottom: 20px;\">\n<p style=\"margin-bottom: 0!important;\"><b><i>Did you know?<\/i><\/b>\n<br>\n<em>Richmond American builds near military facilities in many states!<\/em>\n<br>\nFor regions that offer communities near military bases, we have a website search filter that allows you and your clients to narrow the results down to only show neighborhoods close to those facilities. \n<\/p>\n<br>\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2023\/05\/MilitaryHomeBuyer_BLOG_v2.png\" alt=\"Amenities tab on the Richmond American website\" class=\"wp-image-10688\"><\/figure>\n<\/div>\n\n\n\n<h3 class=\"wp-block-heading\">Be flexible and accommodating.<\/h3>\n\n\n\n<p>If your military home buyer is undergoing a PCS (Permanent Change of Station) from out of town, they may be dealing with tight timelines and tight budgets, limited opportunity for house hunting and limited area knowledge. Try to give them as much relevant information as possible online and, if they\u2019re able to schedule a visit to scout ahead, be ready to pack in as many showings as you can.<\/p>\n\n\n\n<p><em>Tool tips:<\/em><\/p>\n\n\n\n<ul>\n<li>A wish list worksheet, like the one in our&nbsp;<a href=\"https:\/\/www.richmondamerican.com\/campaigns\/6\" target=\"_blank\" rel=\"noreferrer noopener\">First-time Homebuyer Guide<\/a>, may help you and your client get on the same page quickly.<\/li>\n\n\n\n<li>If your client is comfortable with the idea, use social media tools like Pinterest as a way to further pin down their needs and wants. Your clients can use the site to find images that represent the features and design styles they\u2019re looking for, then create \u201cboards\u201d where they can save and curate those images. Take a look at our <a href=\"https:\/\/www.pinterest.com\/pinsbyra\/_saved\/\" target=\"_blank\" rel=\"noreferrer noopener\">Pinterest boards<\/a> for examples and share them with your buyers as a source of inspiration.<\/li>\n\n\n\n<li>Your clients will need to provide some documentation when applying for a mortgage (and not just for VA loans). In fact, getting into a brand-new inventory home may even be faster in a competitive market. There are no bidding wars, no prior-occupant delays, little chance you\u2019ll have problems passing VA\/FHA Minimum Property Requirements (MPRs) and, if the builder has an affiliate mortgage lender, the buying process may be even more streamlined.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Learn to spot and dispel VA home loan myths.<\/strong><\/h3>\n\n\n\n<p>From \u201cVA loans take so much longer to close!\u201d (they don\u2019t) to \u201cI\u2019ve already used up my VA loan\u201d (you can\u2019t) there are a lot of misconceptions about the VA loan benefit. Worse, some eligible buyers may not even know about the program.<\/p>\n\n\n\n<p>It\u2019s usually best to leave the mortgage advice to the loan officers, but if your military client isn\u2019t considering a VA loan, you may want to politely investigate why.
