Focus on what\u2019s most important and leave the rest for a phone call or scheduled showing.<\/p>\n\n\n\n<p>Before you even start writing, make a list of the home\u2019s most powerful selling points. What sets it apart from other houses in the neighborhood? Does it have something desirable that comps lack? Also prioritize features that are popular in your area, whether that\u2019s a backyard bordering a greenbelt, a main-floor primary suite or energy upgrades such as a tankless water heater or solar panels.<\/p>\n\n\n\n<p>Not sure what\u2019s hot? Every market is different, but <a href=\"https:\/\/www.realsimple.com\/home-features-prospective-buyers-want-7104882\" target=\"_blank\" rel=\"noreferrer noopener\">RealSimple.com<\/a> details the top home features prospects are seeking in 2023 (<em>spoiler: Shaker-style cabinets and quartz countertops made the list!<\/em>). Consider including these features in your house listings when you can.<\/p>\n\n\n\n<p>If there\u2019s anything negative you must disclose to ensure you\u2019re talking to the right buyers, add that to the list, too. Surprising shoppers with eviction damage, parking problems or a need for major renovation? Likely an even worse idea than it sounds.<\/p>\n\n\n\n<p>Once you\u2019ve got a solid priority list, check off items as you write. It may seem like an unnecessary step, but it could help keep you zeroed in on the task.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"650\" height=\"440\" src=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2023\/06\/RealEstateListingskitchen_BLOG.png\" alt=\"Kitchen with white cabinets and center island\" class=\"wp-image-10818\"\/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Be specific.<\/strong><\/h2>\n\n\n\n<p>Property descriptions are typically between 50 and 150 words, and there\u2019s evidence to suggest that shorter is better. That means each word you choose has to work its hardest to help you make the sale. Whenever possible, stick with brand names and actual sizes, finishes, colors and materials. Avoid using too many fluff terms like \u201cstunning\u201d or \u201cgorgeous;\u201d they take up valuable characters and don\u2019t convey particularly useful information.<\/p>\n\n\n\n<p>Keep in mind that buyers are looking for details in the description that they can\u2019t see for themselves in the listing photos, so go ahead and call out that hidden dishwasher, almost-out-of-frame pocket office or backyard view.<\/p>\n\n\n\n<p><strong>Good:<\/strong> Imagine whipping up breakfast every morning in this home\u2019s gorgeous modern kitchen! You\u2019ll love the bright white cabinets, classic stone countertops, hardwood floors, beautiful breakfast bar with seating for five and updated appliances\u2014including a side-by-side refrigerator and double oven!<\/p>\n\n\n\n<p><strong>Better:<\/strong> The open-concept kitchen offers timeless Shaker cabinets, a white tile backsplash, granite countertops, hardwood floors in a natural finish, a breakfast bar and new stainless-steel GE\u00ae appliances\u2014including a gas cooktop, dishwasher, wall ovens and 47&#8243; side-by-side refrigerator!<\/p>\n\n\n\n<p><em>An added bonus to being specific?<\/em> Keywords. A buyer might search for the \u201cShaker cabinets\u201d or \u201cgranite countertops\u201d on her wish list but probably won\u2019t look for \u201cgorgeous kitchen.\u201d<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"410\" src=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2017\/04\/SCA_Melbourne_WalkinCloset.jpg\" alt=\"Closet with built-in shelves and drawers \" class=\"wp-image-2370\" srcset=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2017\/04\/SCA_Melbourne_WalkinCloset.jpg 700w, https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2017\/04\/SCA_Melbourne_WalkinCloset-300x176.jpg 300w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Be accurate.<\/strong><\/h2>\n\n\n\n<p>House listings can be inaccurate in a wide range of completely preventable ways. Here are just a few of the things to check for before you hit \u201csubmit.\u201d<\/p>\n\n\n\n<ul>\n<li><strong>Exaggerations.<\/strong> Buyers are going to see the house you\u2019re describing. Don\u2019t set them up for disappointment by hyping something the home can\u2019t deliver. Same goes for significant omissions.<\/li>\n\n\n\n<li><strong>Typos.<\/strong> Double check bed and bath counts, street addresses, zip codes, phone numbers, square footages, prices and other numbers that are easily transposed. While you\u2019re at it, look for spelling errors that a spellcheck wouldn\u2019t necessarily catch. Buyers probably won\u2019t be attracted to house listings with \u201ccoffin ceilings,\u201d a \u201cbutler\u2019s panty\u201d or a \u201cwalking closet.\u201d<\/li>\n\n\n\n<li><strong>Poor grammar.<\/strong> The short format of a home listing demands a degree of flexibility in the grammar department (Hello, sentence fragments!), but don\u2019t take that as a license to be lax. Grammar, spelling and punctuation errors can be a major turnoff for potential buyers.<\/li>\n<\/ul>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"650\" height=\"440\" src=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2023\/06\/RealEstateListingsbath_BLOG.png\" alt=\"Primary bathroom with white cabinets and soaking tub\" class=\"wp-image-10819\"\/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Be clear.<\/strong><\/h2>\n\n\n\n<p>PROPERTY DESCRIPTIONS ARE NOT BETTER OR MORE EXCITING WHEN THEY\u2019RE IN ALL CAPITAL LETTERS. They\u2019re harder to read and may be annoying. So, please, step away from the caps lock.<\/p>\n\n\n\n<p>all lowercase letters aren\u2019t an option either, in case you were wondering.<\/p>\n\n\n\n<p>BTW, the popularity of acronyms and other text-speak shouldn\u2019t lull you into thinking an alphabet soup is an effective property description.<\/p>\n\n\n\n<p><strong>Not OK:<\/strong> 2,800 SF, 4B\/2B SFR w\/ 2C, FWALK, FDR, DIK w\/ PAN &amp; NGS appls, PAT, MBA + WIC, LO HOA<\/p>\n\n\n\n<p><strong>Better: <\/strong>Finished walk-out basement, formal dining room, dine-in kitchen with pantry &amp; natural gas appliances, a patio &amp; a primary bedroom with attached bath &amp; walk-in closet. Low HOA dues!<\/p>\n\n\n\n<p>Wondering why we left out the all-important bed and bath count in our \u201cbetter\u201d example? It\u2019s because you should, too. Bed\/bath counts, square footage, garage size, etc. typically have their own fields on listing sites and don\u2019t need to be repeated in the property description.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"650\" height=\"440\" src=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2019\/07\/CO_TraditionsSeasons_Coral_Nursery_19420_RET_S.png\" alt=\"Nursery with white crib and chair\" class=\"wp-image-4850\" srcset=\"https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2019\/07\/CO_TraditionsSeasons_Coral_Nursery_19420_RET_S.png 650w, https:\/\/www.richmondamerican.com\/agent-blog\/wp-content\/uploads\/2019\/07\/CO_TraditionsSeasons_Coral_Nursery_19420_RET_S-300x203.png 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Be compliant.<\/strong><\/h2>\n\n\n\n<p>Ever looked at a property and thought, \u201cthis would be a great starter house for a family,\u201d or \u201cwhat a perfect place for a retiree to age in place,\u201d or \u201cthis place just screams bachelor pad?\u201d Before you inject any of those opinions into your house listings, consider familiarizing yourself with local, state and federal anti-steering guidelines.<\/p>\n\n\n\n<p>The federal Fair Housing Act protects consumers against housing discrimination based on race, religion, color, national origin, sex, disability or familial status (e.g., presence of children in the household). Depending on your state, county or city, additional protected characteristics may include marital status, English proficiency, source of income, sexual orientation and more. The same rules may govern what details you can disclose about area schools, places of worship, crime statistics and demographic data, so it\u2019s probably in your best interest to be in the know. Even if you\u2019re not breaking any rules or regulations, is it really a great idea to pigeonhole a property\u2019s appeal? You could be giving some buyers the impression this home isn\u2019t for them.<\/p>\n\n\n\n<p>A concise, accurate and engaging property description is the perfect complement to all the hard work you\u2019ve done to get the home ready to list.
