The Home Energy Rating System (HERS\u00ae) Index, created by the Residential Energy Services Network (RESNET\u00ae), is a great way to find a home that checks each of those boxes.<\/p>\n\n\n\n<p>The HERS\u00ae Index is the industry standard for rating home energy efficiency and provides a nationally recognized system for determining a home\u2019s energy performance.* A certified HERS\u00ae Rater will assess the energy efficiency of a home and, based on that assessment, give that home a performance score on a scale of 0 \u00ad\u2013 150. The lower the score, the more efficient a home is, and vice versa.<\/p>\n\n\n\n<p>In this article, we\u2019ll be walking you through how to understand HERS\u00ae scores and their impact on your homebuying journey.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The HERS<sup>\u00ae<\/sup> Index<\/h2>\n\n\n\n<p>The standard reference home has a score of 100, and each 1-point difference on the index corresponds to a 1% decrease or increase in energy consumption as compared to the reference home.** For example, a home with a score of 60 on the HERS\u00ae Index is 40% more energy efficient than the reference home.<\/p>\n\n\n\n<p>A home with a score of 0 is considered a Net Zero Energy Home, which means it produces as much energy as it consumes. This is usually achieved through renewable resources, including solar panels.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><a href=\"https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1.png\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"379\" src=\"https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1-1024x379.png\" alt=\"RESNET HERS Index graphic showing energy consumption \" class=\"wp-image-17763\" srcset=\"https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1-1024x379.png 1024w, https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1-300x111.png 300w, https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1-768x284.png 768w, https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1-940x348.png 940w, https:\/\/www.richmondamerican.com\/blog\/wp-content\/uploads\/2022\/04\/HERS_Index-1.png 1200w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure>\n\n\n\n<p>According to <a href=\"https:\/\/www.hersindex.com\/hers-index\/understanding-hers-index\" target=\"_blank\" rel=\"noreferrer noopener\">RESNET\u00ae<\/a>, the U.S. Department of Energy has determined the typical resale home has an average HERS\u00ae rating of 130 and is 30% less energy efficient than the reference home.***&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Factors included in the rating<\/h2>\n\n\n\n<p>According to <a href=\"https:\/\/www.hersindex.com\/hers-index\/understanding-hers-index\/\" target=\"_blank\" rel=\"noreferrer noopener\">HERS\u00ae website<\/a>, there are quite a few elements that certified Raters consider when they determine a home\u2019s HERS\u00ae rating, including:<\/p>\n\n\n\n<ul>\n<li>Exterior walls (above and below grade)<\/li>\n\n\n\n<li>Floors over unconditioned spaces (garages, cellars, unfinished basements)<\/li>\n\n\n\n<li>Ceilings and roofs<\/li>\n\n\n\n<li>Attics, foundations, crawl spaces<\/li>\n\n\n\n<li>Windows, doors, vents, ductwork<\/li>\n\n\n\n<li>HVAC system, water heating system, thermostat<\/li>\n\n\n\n<li>Air leakage of the home<\/li>\n\n\n\n<li>Leakage in the heating and cooling distribution system<\/li>\n<\/ul>\n\n\n\n<h2>Ways to improve a HERS<sup>\u00ae<\/sup> rating<\/h2>\n\n\n\n<p>A Richmond American home may include features and options that help reduce energy usage and waste, as well as improve the home\u2019s efficiency, such as:<\/p>\n\n\n\n<ul>\n<li>An efficient HVAC system<\/li>\n\n\n\n<li>Mechanically controlled ventilation promoting better indoor air quality<\/li>\n\n\n\n<li>Advanced framing methods that can decrease waste by reducing the amount of lumber used, as well as increase effective insulation<\/li>\n\n\n\n<li>Better quality insulation solutions to help balance temperatures (such as radiant barriers, interior air sealing)<\/li>\n\n\n\n<li>Energy efficient windows<\/li>\n\n\n\n<li>Tankless water heaters<\/li>\n\n\n\n<li>High-efficiency lighting<\/li>\n\n\n\n<li>Programmable thermostats<\/li>\n\n\n\n<li>Energy efficient appliances<\/li>\n\n\n\n<li>Solar power systems (which we&#8217;ve <a href=\"https:\/\/www.richmondamerican.com\/campaigns\/1818\" target=\"_blank\" rel=\"noreferrer noopener\">introduced<\/a> in all regions!)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><a href=\"https:\/\/www.hersindex.com\/hers-index\/why-hers-rated-homes-are-better\/\" target=\"_blank\" rel=\"noreferrer noopener\">Benefits<\/a> of a HERS\u00ae rated home:<\/h2>\n\n\n\n<p>You and your family deserve to live in a home that\u2019s comfortable, affordable and safe, and a HERS\u00ae rated home can help fulfill those needs. These ratings are determined pre-construction by a third-party HERS\u00ae rater using RESNET\u00ae-accredited software, based on the floor plan\u2019s features, specifications and other data.
