The short answer: it depends.<\/p>\n\n\n\n<p>While an experienced listing agent may be able to provide a pretty reliable estimate based on current market conditions, the answer to the question \u201cHow long does it take to sell a house?\u201d is not so cut-and-dried. The timeline for a home sale is dependent on a host of factors, including:<\/p>\n\n\n\n<ul>\n<li>Local supply<\/li>\n\n\n\n<li>General demand<\/li>\n\n\n\n<li>Current interest rates<\/li>\n\n\n\n<li>Current home prices<\/li>\n\n\n\n<li>Condition of the home<\/li>\n\n\n\n<li>And more!<\/li>\n<\/ul>\n\n\n\n<p>When home sales were at their recent peak, sellers had to be ready to move very quickly. Homes were selling in a matter of days\u2014sometimes hours\u2014for well above asking price in many regions. Buyers were even making offers sight unseen and settling for older homes with outdated fixtures and finishes. Needless to say, both buyers and sellers were under a lot of pressure to make split-second decisions.<\/p>\n\n\n\n<p>The housing market has since normalized, but many markets are still at historically low inventory. According to Denver, Colorado, real estate experts <a href=\"https:\/\/www.youtube.com\/watch?v=0fEqKFbz6a4\" target=\"_blank\" rel=\"noreferrer noopener\">Blair Bryant and Emily Lonborg<\/a> of The Stellar Group, Inc., for example, there were 4,757 homes on the market at the end of December 2022, although typical balanced inventory for the Denver-Metro area is approximately 16,000 homes. This means that although buyers and sellers can now take a moment to catch their collective breath, the demand for homes exceeds the supply, which could work in a seller\u2019s favor.<\/p>\n\n\n\n<p>Our parent company&#8217;s own Chairman, Larry A. Mizel, was also quoted in <a href=\"https:\/\/www.forbes.com\/sites\/johnbuckingham\/2023\/02\/17\/home-is-where-the-heart-isalong-with-3-undervalued-stocks\/?sh=3f7586451f8e\" target=\"_blank\" rel=\"noreferrer noopener\"><em>Forbes<\/em><\/a> recently about current market conditions. \u201cExisting home inventory remains at a historically low level on a national basis and there continues to be a strong desire for home ownership by a large segment of the population,\u201d Mr. Mizel said. This is encouraging news for anyone looking to sell their home.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How to get a leg up on your home sale<\/strong><\/h2>\n\n\n\n<p>If you decide that it\u2019s the right time to sell your home, there are some things you can do to make it more appealing to prospective buyers:<\/p>\n\n\n\n<ul>\n<li><strong>Clear the clutter.<\/strong> Listing your home is the perfect time to take inventory of your belongings. Determine what you can toss, donate and store out of sight so your spaces are free of personal items and excess <em>stuff<\/em>. Eliminating clutter will allow house hunters to better visualize themselves living in the home (and can also help you <a href=\"https:\/\/www.richmondamerican.com\/blog\/moving-with-minimalist-decluttering\/\" target=\"_blank\" rel=\"noreferrer noopener\">prepare for your upcoming move<\/a>!).<\/li>\n\n\n\n<li><strong>Repaint, repair and replace. <\/strong>Give your home a little facelift by <a href=\"https:\/\/www.richmondamerican.com\/blog\/choosing-paint-colors-for-resale-success\/\" target=\"_blank\" rel=\"noreferrer noopener\">painting the walls a neutral color<\/a> and making minor repairs or replacements. That way prospects won\u2019t get distracted by cracked switch plate covers, burnt out lightbulbs or your fascination with the color fuchsia, and can instead focus on what really matters\u2014the bones of the home.<\/li>\n\n\n\n<li><strong>Do some deep cleaning. <\/strong>It can be difficult for house hunters to see past dust and dirt to appreciate everything your home has to offer.
