While mortgage programs and lenders vary, a general guideline is to spend no more than 31% of your gross income on housing costs.<\/p>\n<p><em><strong>Shortcut:<\/strong><\/em> Use your current monthly rent or mortgage payment as a starting point.<\/p>\n<h2>Step 2: Take a look at your savings.<\/h2>\n<p>Depending on the type of mortgage you choose, you should plan on making a down payment that&#8217;s at least 3.5% of the price of the home. But, more is better. Why?<\/p>\n<ul>\n<li>Some loan types, like conventional loans, require a higher down payment. The more you can pay down, the more financing options you may have.<\/li>\n<li>Lenders may offer better rates and terms if you make a larger down payment.<\/li>\n<li>If you have at least a 20% down payment, you may be able to avoid paying private mortgage insurance (PMI) by securing a conventional loan.<\/li>\n<li>You&#8217;ll pay less interest over the life of the loan.<\/li>\n<\/ul>\n<p>To estimate how much you could save with a larger down payment, use a mortgage calculator.<\/p>\n<p><em><strong>Don&#8217;t forget closing costs! <\/strong><\/em>When you&#8217;re pre-qualified for a mortgage, your lender will provide you a closing cost estimate. By law, you&#8217;re entitled to a free report from each of the three major credit bureaus annually. To request your credit report, go to <a href=\"http:\/\/www.annualcreditreport.com\" target=\"_blank\" rel=\"noopener noreferrer\">www.annualcreditreport.com<\/a>.
