What is Mello-Roos?

A Mello-Roos Community Facilities District (CFD) is a community where special taxes, in addition to regular property taxes, are assessed on property owners to pay debt used to finance public improvements and services for the community. These improvements and services may include streets, water, sewer systems, electricity, infrastructure, schools, parks, libraries, and police protection in newly developing areas.

At this time, the Richmond American Homes lots at this community are not in a Community Facilities District (CFD). A purchaser of a lot remains subject to regular “ad valorem” property taxes and all other charges, fees, special taxes and assessments, which may increase from year to year. Richmond American Homes makes no representation with regard to the amount of regular “ad valorem” property taxes and all other charges, fees, special taxes and assessments associated with the property now or in the future. In addition, CFDs could be established in the future.
