What Does a Homebuilder Do?

As you might have guessed, there’s much more to homebuilding than foundation and framing. If you’re thinking of purchasing a new home, read on for what you might expect from different builders.

Floor Plan Selections:

Homebuilders often have architectural teams that design their own floor plans (including us!), offering a variety of single- and multi-story layouts to choose from. Floor plans also vary widely in structural features, such as different bed and bathroom counts and add-on options like covered patios and finished basements. To learn more, check out our Floor Plan Basics Guide.

Personalization Options:

After picking a floor plan and signing the contract,  your homebuilder may offer a variety of personalization options. A few builders even have their very own design centers! Prefer quartz countertops over granite? Love the look of subway tile? Is a home theater a must? It’s up to you! Enjoy the freedom to personalize your blueprint for a home that’s uniquely yours.

Note: Be sure to ask your potential homebuilder what selections they offer, as some may not have the personalization options you’re looking for. At Richmond American, we believe your home should match your personal style from top to bottom. That’s why our Home Gallery™ design consultants will work with you to find options that match your vision.

If building from the ground up, this is the stage at which conception becomes reality—and few things are more memorable than watching the walls go up on your brand-new dream home. As your home takes shape, your builder might offer scheduled walk-throughs to check on the progress of your home’s construction.  Interested in something on a faster timeline? Consider asking about spec or quick move-in homes.

One of the great benefits of buying new is that homebuilders often offer third-party warranty coverage for qualifying repairs.

Affiliate Services:

Some homebuilders also offer services from affiliate companies—covering home-related needs like mortgage, home insurance and title insurance solutions—giving you the option of keeping everything under one roof and streamlining the homebuying experience.
